A Letter from Charles Scott Sr.
My name is Charles Scott Sr., and I am the President and Broker of Tri-State Realty.
For more than 40 years, I have had the privilege of helping people throughout Connecticut buy, sell, and understand real estate. Tri-State Realty is a full-service real estate agency based in Bridgeport, Connecticut, serving buyers, sellers, renters, investors, and families across Fairfield County, New Haven County, the Greater Bridgeport Area, the Greater Waterbury Area, and surrounding communities.
Before I became a real estate broker, I started my career in insurance. That work brought me into many homes and introduced me to many families throughout the region. Over time, I became familiar with the homebuying process, the concerns buyers had, and the questions people needed answered before they could feel confident making such an important decision.
A friend who had moved from insurance into real estate once told me real estate would be a natural fit for me. He was right.
I earned my real estate license in 1985, opened Tri-State Realty shortly afterward, and I have never looked back.
Experience Through Many Markets
Over the years, I have seen the Connecticut real estate market rise, fall, shift, and rebuild more than once. I have worked through strong markets, difficult markets, high-interest-rate environments, tighter lending conditions, and times when buyers had to work especially hard to qualify for a home.
That experience matters.
Real estate is not just about what is happening today. It is about understanding patterns, preparing clients for the process, and helping people make decisions that fit both their current needs and their future goals.
Markets change. Technology changes. Financing programs change. Buyer expectations change. But one thing has remained the same: people need knowledgeable guidance when they are making one of the biggest financial decisions of their lives.
Why I Focus on First-Time Homebuyers
One of the areas I have always cared deeply about is working with first-time homebuyers.
First-time buyers need patience, education, and support. They are often learning about credit, pre-qualification, loan programs, inspections, closing costs, property taxes, and the difference between what they want today and what they may need tomorrow.
There is a science to helping first-time buyers. It takes knowledge of available programs, an understanding of financing options, and the ability to explain the process clearly. Not every agent chooses to focus on this market because it takes time. I have always been drawn to it because the work is meaningful.
There is nothing better than helping someone who may have struggled through the process, worked with other agents, or thought homeownership was out of reach, and then seeing them finally walk into a home of their own.
That is the kind of moment that stays with you.
A Starter Home Is Called a Starter Home for a Reason
One lesson I often share with first-time homebuyers is this: your first home does not have to be your last home.
Many first-time buyers make the mistake of trying to find a home that meets every need they may ever have. But life changes. Families grow. Careers shift. Priorities evolve. The home that is right for you today may be a stepping stone toward the home you want in the future.
That does not mean you should settle for the wrong property. It means you should be thoughtful, practical, and imaginative.
Look at the potential. Look at the location. Look at the long-term value. Think about what you can afford comfortably, what you can improve over time, and how the home fits into your journey.
Homeownership is a process. It is not just a transaction.
Real Estate Has Changed, But Education Still Matters Most
When I started in real estate, buyers did not have access to information the way they do today. Now, buyers can search listings online, view photos, compare neighborhoods, research taxes, explore school data, and look at homes before ever speaking to an agent.
That access can be helpful, but it can also be confusing.
Some websites are not updated in real time. Some online estimates are not accurate. Some listings do not tell the full story. A property can look one way online and feel very different in person.
That is why the role of an experienced real estate professional is still important. A good agent helps you understand what the information means. They help you compare properties, evaluate value, ask better questions, and avoid costly mistakes.
Technology is a tool. Guidance is what helps people use that tool wisely.
Preparing Buyers Before the Search Begins
The first step in purchasing a home is understanding where you stand financially. Before you fall in love with a house, you need to know what you can afford, what loan options may be available, and whether there are any credit issues that should be addressed before you apply.

That may include discussing pre-qualification, reviewing available property types, comparing single-family homes, condos, multifamily homes, or investment properties, and helping buyers understand what information they need before making a decision.

Over the years, I have served in leadership roles, including as a Past President of both the Greater Waterbury and Greater Bridgeport Boards of Realtors®. Those experiences gave me a broader understanding of the industry, the needs of local homeowners, and the importance of professional standards in real estate.
Today, my focus remains on serving clients through Tri-State Realty and helping people make informed decisions throughout the buying and selling process.
